The Ship Bottom NJ Real Estate market is a very unique market with many options for both buyers and sellers. All things being equal, home prices in Ship Bottom tend to be lower partly due to the higher density of the area. Lot sizes are generally smaller in Ship Bottom with many lots sized at 40x100 or smaller (although there are a number of larger lots sized 60x100 and greater). Many buyers seek out a home in the Ship Bottom NJ Real Estate market due to the easy on and off of LBI given the close proximity of the bridge.
Ship Bottom is the entrance point to Long Beach Island and has been since the original bridges were constructed. Located roughly at the center of LBI, Ship Bottom is one of the larger towns on LBI as it is a very wide area with more houses than some other areas of LBI. Ship Bottom is home to many stores and restaurants and offers a variety of attractions. Ship Bottom is a very active area as many of the residents of Stafford, Barnegat and Manahawkin will use the beach in Ship Bottom rather than driving further north or south on Long Beach Island. Ship Bottom was hard hit during Hurricane Sandy but like the rest of Long Beach Island has made a speedy recovery despite the township's refusal to pick up commercial storm debris in the area (unique among the other towns on LBI who elected to pay for storm debris removal for both residential and commercial areas in a concentrated effort to to speed recovery).
It is important to remember that Ship Bottom, like the rest of the LBI NJ real estate market, was greatly influenced by Hurricane Sandy impacting the area at the end of October 2012. Many of the single family homes that sold in Ship Bottom during 2013 were storm damaged homes sold basically at land value. Therefore, the average price of a single family home in Ship Bottom reports far lower than it should. When storm damaged inventory is removed from the equation, the price of a single family home in Ship Bottom comes in much higher at around $650,000-$700,000 which is more in line with home pricing in the Long Beach Island real estate market.
